Phkt.Rent is Phuket's rental platform for owners and agents: owners list their homes here, and agents send their clients a selection of homes to choose from. Here you book from the selection your agent sent you.

Not to browse or ask a question. You need a free account to book. You must be 20 or older.

Your agent. They see your requests on the Platform and handle your booking.

30 nights, or longer if the owner sets a longer minimum. Shorter stays are possible only in homes with a hotel licence or non-hotel registration — they are marked on the listing.

A short stay is less than 6 months; a long stay is 6 months or more. Payments, deposits and cancellation work differently for each.

Within 24 hours. If nobody confirms in time, the request expires and you pay nothing.

By card on the Platform, by bank transfer to our company account in Thailand, or in cash at our office. After a request is confirmed, you have 24 hours to pay by card or send a transfer with proof; the transfer must arrive within 3 working days.

No. The price you see already includes our commission. Utilities are charged by meter at official tariffs, unless the listing says they are included.

50 % of the rent to confirm the booking. The rest is paid at check-in, together with the security deposit.

It depends on the home and is shown on the listing — for example, 10,000 THB for a studio or 1-bedroom apartment and 20,000 THB for a 1-bedroom villa. Premium homes may ask more.

Short stays: on check-out day, after we inspect the home, less any damage and unpaid bills. Long stays: before you leave, after a joint inspection and the return of the keys.

No, it is non-refundable. If we re-let the home for the same dates, we refund part of it in proportion to the new rent, less re-letting costs. Travel insurance that covers cancellation is a good idea.

You get a full refund plus 10 % of the total rent as compensation.

Short stays: unused nights are not refunded. Long stays: see your lease; under our standard 12-month lease you give 2 months' notice, one month of the deposit pays your last month and the other is kept.

For the rental agreement and to report your stay to Immigration (TM30), which Thai law requires for foreign guests. Copies are private and deleted 1 year after check-out.

Check-in from 15:00, check-out by 11:00. Other times only by agreement.

Pets only with written consent. No smoking inside the home — the cleaning fee is 15,000 THB.

Tell us straight away. We visit every home before its first rental. If we can't fix the problem within a reasonable time, we offer another home or refund the unused nights.
