FAQ for owners
Listing, our commission, payouts, documents and what we expect from a home.
Listing
Nothing. We earn a commission only when your home is rented or sold.
Yes. It goes live at once and joins our review queue. Until it is reviewed, renters can only send booking requests, which you or our staff confirm within 24 hours.
We inspect every home in person before its first rental, so renters get what they see. It also protects you from disputes.
Only if your property holds a hotel licence or a non-hotel registration from the district office. Upload it with your documents; our staff check it and mark the listing.
Any document that proves your right to let the property: title deed, lease that allows subletting, management agreement or power of attorney. Documents are private — only verifying staff see them.
We keep one listing per property. You are added as a contact for it, and our staff confirm who has the right to let it.
Yes. Please keep the calendar accurate, including the dates you use the home yourself.
Yes. A foreigner who owns a condominium unit in their own name may let it, by the month or by the night, and Thai rental law treats a foreign landlord as it treats a Thai one. A villa held on a lease or through a company is let under that lease's or company's rules.
Commission and payouts
It is stated for your home, and you see it in the listing before you send it. We earn only on a signed lease, a paid stay or a sale; nothing is paid to list and nothing by the month.
Your price plus our commission. When you list, enter either the amount you want to receive or the price including commission.
Short stays: within 3 working days after the renter's payment reaches us, minus our commission in proportion to the amount paid. Long stays: the renter usually pays you directly, and you pay our commission within 3 working days of receiving the deposit.
Bookings and cancellations
You refund the renter in full, pay them 10 % of the total rent as compensation, and pay us our commission for that booking. Repeated cancellations can lead to removal of the listing.
No. For 12 months after a booking ends, a direct deal with the same renters costs our full commission for each booking, and your listings may be removed from our sites.
The request expires and the renter pays nothing; by then they have usually booked another home. A request is confirmed by you or by our staff within 24 hours, so answer from your phone wherever you are.
Deposit and lease
Short stays: the deposit shown on your listing — by default 10,000 THB for a studio or 1-bedroom apartment and 20,000 THB for a 1-bedroom villa; premium homes may ask more. Long stays: 1 month's rent for a 6-month lease, 2 months' rent for a 12-month lease.
The lease says what the renter owes. Under our standard 12-month lease the renter gives 2 months' notice; one month of the deposit pays the last month and the other is kept. We then list the home again.
Costs and bills
For short stays: cleaning as agreed, linen and towels, weekly pool and garden care, monthly pest control, internet and TV, plus insurance. Urgent repairs within 12 hours, others within 24.
The owner, whether the unit is let or not. The building's juristic person charges it per square metre, and so the sinking fund; neither passes to the renter. The renter pays the rent, the deposit and what the lease names as theirs.
The renter, by meter at official tariffs, unless your listing says they are included in the price. Say in the listing what is included, so the renter sees it before booking.
Privacy
No. Your contacts are never shown on the Platform. Renters and agents contact us, and we contact you.
Only use it for their booking. Sharing it, using it for your own marketing or publishing photos of renters without consent costs a THB 50,000 penalty, because Thai data protection law (PDPA, Sections 27 and 37) requires us to prevent misuse of the data we share.
Management
Yes, under a separate exclusive management agreement. Contact us.
No. Our team talks to the renters, runs the viewings and signs the agreement on the island; you answer booking requests from wherever you are. The keys are held by whoever you name — the building's office, a neighbour — or by us.
