How much does it cost to rent out my property through Phkt.Rent?

Can a foreigner rent out an apartment in Phuket?
Yes: a foreigner who owns a condominium unit in their own name may let it, by the month or by the night, and Thai rental law treats a foreign landlord as it treats a Thai one. A villa held on a lease or through a company is let under that lease's or company's rules. When you add the home we ask once for the document that shows your right to it — the title deed, the lease or the company papers — and nobody else can edit the listing.
Do I need to be in Phuket to rent out my home?
No: 9 of 10 owners on the platform live outside Thailand. Our team talks to the clients, runs the viewings and signs the contract on the island; you answer requests from your phone under listing, and nothing at all under exclusive management. The keys are held by whoever you name — the building's office, a neighbour — or by us.
What happens if I do not answer a booking request within 24 hours?
The booking is lost: a client who waits a day has booked another home, and the request closes. Under listing every request waits for your answer within 24 hours, so the owners who are let most are the ones who answer the same day. Under exclusive management there is nothing to answer — the client books and pays at once.
Who pays the common area fee when an apartment is rented out in Thailand?
The owner pays the common fee, whether the unit is let or not. It is charged by the building's juristic person per square metre, and so is the sinking fund; neither passes to the tenant. The tenant pays the rent and the deposit, and what the lease names as theirs.
Who pays electricity, water and internet in a Phuket rental?
Under listing the bills for electricity, water and internet are the owner's, as the taxes are. Under exclusive management your only duty is your taxes; everything else about the home is ours to run. On a stay by the night the price the client pays covers the stay.
How much deposit does a tenant pay in Thailand?
2 months' rent on a lease, held against the inventory and returned on the day of check-out, less any damage beyond normal wear; a stay by the night is prepaid in full. We hold the deposit and return it on the day of check-out, so the argument about a scratch on a table is never yours.
What happens if the tenant ends the lease early?
The lease says what the tenant owes, and we enforce it: in Phuket a tenant who leaves before the end of the term forfeits the deposit unless the lease says otherwise, and the contract we sign states it. Under listing we then let the home again and you decide the new terms; under exclusive management an early move-out is our problem — the guarantee counts the nights let, and we fill them.
Can the lease be renewed when it ends?
Yes: before the term ends we ask the tenant and, under listing, you. A renewal is a new lease on the platform, at the market price we recommend, with the same commission as any lease. Under exclusive management we renew or re-let as the market says, and the guarantee runs on.
What is TM30 and who files it for a tenant in Thailand?
TM30 is the report of a foreign tenant's address to Immigration, which the owner of a let home files within 24 hours of the tenant moving in, online or at the office. Under exclusive management we file it; under listing we file it for an extra fee, or you file it yourself.
Do I pay tax on rental income in Thailand?
Yes, and the taxes are the owner's under both ways. What you pay depends on whether you are a tax resident — 180 days or more in the country in a year — and on who pays the rent: a resident declares the rent with a 30 % standard deduction against it; a non-resident paid by a company has 15 % withheld at source (checked 2 October 2026). The platform does not file for you; ask a Thai accountant about your case.

Exclusive management works when you live in the home part of the year too: what matters to us is letting it from December to February, and the rest of the year can be yours. The fee and the guarantee for such a calendar are set in the agreement.
