Questions and answers
Short answers for renters, owners and agents: how booking, payment, deposits and our commission work on Phkt.Rent.
For renters
Phkt.Rent is Phuket's rental platform for owners and agents: owners list their homes here, and agents send their clients a selection of homes to choose from. Here you book from the selection your agent sent you.
Not to browse or ask a question. You need a free account to book. You must be 20 or older.
30 nights, or longer if the owner sets a longer minimum. Shorter stays are possible only in homes with a hotel licence or non-hotel registration — they are marked on the listing.
A short stay is less than 6 months; a long stay is 6 months or more. Payments, deposits and cancellation work differently for each.
Within 24 hours. If nobody confirms in time, the request expires and you pay nothing.
By card on the Platform, by bank transfer to our company account in Thailand, or in cash at our office. After a request is confirmed, you have 24 hours to pay by card or send a transfer with proof; the transfer must arrive within 3 working days.
No. The price you see already includes our commission. Utilities are charged by meter at official tariffs, unless the listing says they are included.
50 % of the rent to confirm the booking. The rest is paid at check-in, together with the security deposit.
No, it is non-refundable. If we re-let the home for the same dates, we refund part of it in proportion to the new rent, less re-letting costs. Travel insurance that covers cancellation is a good idea.
You get a full refund plus 10 % of the total rent as compensation.
For owners
Nothing. We earn a commission only when your home is rented or sold.
It is stated for your home, and you see it in the listing before you send it. We earn only on a signed lease, a paid stay or a sale; nothing is paid to list and nothing by the month.
Your price plus our commission. When you list, enter either the amount you want to receive or the price including commission.
Short stays: within 3 working days after the renter's payment reaches us, minus our commission in proportion to the amount paid. Long stays: the renter usually pays you directly, and you pay our commission within 3 working days of receiving the deposit.
Yes. It goes live at once and joins our review queue. Until it is reviewed, renters can only send booking requests, which you or our staff confirm within 24 hours.
We inspect every home in person before its first rental, so renters get what they see. It also protects you from disputes.
No. Your contacts are never shown on the Platform. Renters and agents contact us, and we contact you.
Only if your property holds a hotel licence or a non-hotel registration from the district office. Upload it with your documents; our staff check it and mark the listing.
Any document that proves your right to let the property: title deed, lease that allows subletting, management agreement or power of attorney. Documents are private — only verifying staff see them.
We keep one listing per property. You are added as a contact for it, and our staff confirm who has the right to let it.
For agents
Create a free account and request the agent role. Give your company name (or say you work independently) and where you physically work.
No. We may ask for proof that you work as an agent.
Half of the commission the owner pays, on every rental or sale of your client — whether you or our staff handle the client.
Within 3 working days after we receive the client's payment — in cash at our office or to a bank account in Thailand. There is no minimum.
The 50 % booking payment of a short stay is non-refundable, so your commission on it stands. Commission is paid only on money we actually receive.
No. Your client sees your contacts across the Platform, not ours, and cannot contact us directly. We never send your client marketing.
Everything your client does on the Platform — opening a selection, saving a home, wanting to book — appears in your cabinet automatically.
For good. A client is attached to the agent who actually worked with them.
We decide from the records on the Platform — selections, messages and their dates.
Yes, if you are the agent who worked with that client.
