Listing Rules for Owners
What we ask of everyone who lists a property with us, management companies included.
These rules apply to everyone who lists a property on phkt.rent ("the Platform"), including management companies. The Platform is run by Prestige Phuket Properties Co., Ltd. ("we", "us").
When a renter books your home, you also sign a rental agreement with us for that booking. If the signed agreement says something different from these rules, the agreement applies. The English version is binding.
1. Who can list
- Anyone with an account can list a property they own or are authorised to let (for example, under a lease that allows subletting, a management agreement or a power of attorney).
- Management companies register as owners.
- You must be 20 or older, or act for a company that authorised you.
2. Listing is free
There is no fee to list. We earn a commission only when a rental or sale happens (section 7).
3. One property, one listing
- Each real property has one record on the Platform. When you add a property, we check whether it is already listed.
- If it is, you are added as a contact for that property instead of creating a second listing. Our staff then confirm who has the right to let it.
4. What happens after you add a property
- Your listing goes live at once and joins our staff review queue.
- Until it is reviewed, renters can only send a booking request, which you or our staff confirm within 24 hours.
- Our staff check the listing and your documents, and visit the property in person before its first rental.
- Instant booking (online payment with immediate confirmation) is available only for reviewed homes where you authorise us to confirm bookings for you, for example under exclusive management.
5. Your documents
- Upload documents that prove your right to let the property: title deed (chanote), condominium title, lease, management agreement or power of attorney — anything that shows the right.
- If you want stays shorter than 30 nights, also upload your hotel licence or non-hotel registration (acknowledgement).
- Documents are private: only the staff who verify them can see them. We keep them while the property is listed and for 12 months after it is removed. See Verification and documents.
6. What a listing must contain
- True information: address and map pin, type, bedrooms, bathrooms, size, maximum guests, facilities, what is included and not included.
- Real, current photos of this property only. We may process photos to improve their quality.
- Price: enter either the amount you want to receive or the price including our commission. The Platform shows renters the price including our commission.
- Minimum stay: 30 nights or longer — you choose. Stays shorter than 30 nights are allowed only if your property holds a hotel licence or a non-hotel registration that our staff have checked.
- Security deposit: our recommended amounts are shown when you list; for premium homes you may set a higher amount.
- Calendar: keep it accurate, including the dates you or your family use the home. You can sync it with Airbnb, Booking.com and other channels.
Descriptions are translated automatically into English, Russian, Thai and Chinese, and an AI model may suggest improvements. Please check the English text: it is the one that counts.
Your contact details are never shown on the Platform. Renters and agents contact us, and we contact you.
Optional: you can show a sale price. Interested buyers are shown an "Ask our consultant" block. Our sale commission is as stated for the home.
7. Commission and payouts
Short stays (less than 6 months)
- Commission: as stated for the home, unless agreed otherwise in writing.
- We collect all payments from the renter. From each payment we keep our commission in proportion to the amount paid, and transfer the rest to you within 3 working days after the money reaches our account.
- Our commission is not refunded if a booking is cancelled, unless we caused the cancellation.
Long stays (6 months or more)
- Commission: as stated for the home.
- The renter usually pays you directly. You pay our commission, usually from the deposit, within 3 working days of receiving the deposit. By agreement, the renter can pay through us and we transfer your share.
- A renewal with the same renter is a new lease with the same commission.
8. Your duties as a host
- Answer booking requests within 24 hours. If you do not, the request expires.
- Condition: hand over the home in excellent condition — systems, appliances, furniture and interior working, clean and ready to live in.
- Equipment: furniture, appliances, bedding, kitchenware and textiles according to our checklist.
- Services at your cost (for short stays, unless the agreement says otherwise): cleaning as agreed, linen and towel changes, pool cleaning at least weekly, garden care at least weekly for villas, pest control at least monthly, internet and TV.
- Repairs: urgent problems (no electricity or water, broken air-conditioning or fridge, blocked sewage, major leaks) within 12 hours of notice; other problems within 24 hours.
- We fix small things (bulbs, remote batteries, small plumbing and door adjustments) without charging for labour; you pay for materials.
- For major repairs you may send your own technicians, or we bring contractors and you pay the cost plus a 20 % service fee.
- If a repair is not done in time, we may arrange it ourselves; you reimburse the cost plus 20 % within 7 days of our invoice. Late payment carries interest of 1.25 % per month, up to 15 % per year.
- Insurance: keep property insurance (fire, natural disasters and other risks) and public liability insurance covering guests and third parties. Send us a copy before the first check-in. Without insurance, you bear full responsibility for compensation to guests.
- Extra services: we can buy items or provide cleaning and laundry for you at cost plus 20 %.
9. Cancellations by you
If you cancel a confirmed booking, or make a significant change (dates, price, services) without our written consent and the renter does not accept it, you must within 5 working days:
- refund the renter in full;
- pay the renter compensation of 10 % of the total rent;
- pay us our full commission for that booking.
Repeated cancellations may lead to your listing being removed.
Force majeure: if an event outside anyone's control makes the stay impossible, we refund the renter in full, and you reimburse us or provide equivalent accommodation for the same period.
You may refuse check-in without refund if the renter has missed the payment schedule, brings more guests than agreed, or gave false information.
10. Renters we bring are our clients
Renters who book your home through us are our clients for that booking and for 12 months after it ends. You agree:
- not to rent your home to them directly, and not to discuss prices or terms with them without us;
- to tell them that all questions go through us.
If, within 12 months after a booking ends, you rent to the same renters directly, you pay us our full commission for each such booking, as if it had been made through us. We may also remove your listings from all our sites.
11. Renters' personal data
You receive renters' names and the details needed for check-in. You must:
- keep them confidential and not pass them to anyone;
- not use them for your own marketing or any other purpose;
- not publish photos or videos of renters without their written consent.
Breaking this rule costs a penalty of THB 50,000, payable to us (or to the person affected, as a court decides).
Why this rule exists:
- Under Thailand's Personal Data Protection Act B.E. 2562 (2019), Section 37(2), when we pass personal data to anyone, we must take action to stop them from using or disclosing it unlawfully or without authorisation. This rule is that action.
- Section 27 of the same Act forbids using or disclosing personal data for any purpose other than the one it was collected for, without the person's consent.
- Sections 379–383 of the Thai Civil and Commercial Code allow parties to agree a penalty for breach of an obligation; a court may reduce a penalty that is disproportionately high.

12. When we may hide or remove a listing
- false or misleading information, or photos of another property;
- no right to let the property, or documents we cannot verify;
- stays under 30 nights offered without a hotel licence or non-hotel registration;
- repeated cancellations or unanswered requests;
- dealing with our renters directly (section 10) or misusing their data (section 11);
- serious complaints confirmed by our staff.
We tell you why, and you can reply before a final decision, unless renters' safety requires immediate action.
13. Exclusive management
We also offer full management of your home under a separate agreement. Ask us for details.
