On Phkt.Rent an agent earns half of the commission the owner pays on every deal of their client — a lease, a stay or a sale — the same whether the agent or our staff handle the client. On the island the fee is usually split between the agents involved and negotiated each time; here the share is set before you send a selection, counted from the signed deal and shown in your cabinet as expected, invoiced and paid.

No licence for real estate agents exists in Thailand, and Phkt.Rent asks for none. It asks who you are, your agency if you work in one, and where your clients come from; our team reviews that promptly before switching agent access on.

Nothing: no subscription, no fee per lead, no fee to send a selection. The platform earns on the signed deal and pays you half of the commission the owner pays, whether you or our staff handle the client.

No: the page your client opens from your selection shows the homes, your name, your company and a chat with you. No phone number of ours, no owner's number and no other agent appears on it, and the booking goes through the platform, not through the owner.

Your client cannot book on the site by themselves: a booking is made only from an agent's selection. The client stays attached to every agent who sent them a selection, with no time limit, and the agent from whose selection they book is paid. All the agents' work with the client, the chat included, is recorded on the site, so it is always clear who helped them find the home.

Every home on the platform carries its own availability calendar and terms, kept current by the owner or by our team; a home our team has reviewed is booked at once from that calendar, and a request for any other is confirmed within 24 hours. Nobody is called to find out.

The platform counts it the day the deal is signed and shows it as expected; once the client has paid, the line turns to invoiced and the money reaches your account within 3 days of the client's payment, usually the same day. Every deal in your cabinet carries its state and its date, so the statement is always current.

Yes: there is no exclusivity, no minimum number of deals and no notice period. Most agents keep their own listings and use the catalog for everything they do not have.

Yes: the catalog shows every price in the currency your client chooses — dollars, euros, roubles, yuan and others at the day's rate — and the deal itself is written in baht. The currency is chosen once, in the header, and every price on every page follows it.

Not yet: matching — a client's request typed in, the available homes that fit shown in seconds and kept current as new homes are listed — is coming soon. Today you search with the filters and the map, and the calendar on each home tells you what is free.

Yes: 6 of 10 agents on the platform bring clients from outside Thailand, and many work the catalog from their own city. The selection, the chat and the commission do not need you on the island, and a reviewed home is booked from its calendar without a viewing.
