How renting works

1. Find a home

• Browse our homes, or open the selection your agent sent you.
• Save favourites and notes — even without an account. They move to your account when you sign up.
• Every home is checked by our staff, and we visit each one in person before its first rental.

2. Ask or book

• Questions? Send an enquiry — no account needed.
• Ready to book? Create a free account (you must be 20 or older).
• Most homes take a booking request: the owner or our staff confirm within 24 hours. Some homes offer instant booking. See Booking by request vs instant booking.
• The minimum stay is 30 nights. Shorter stays are possible only in licensed homes, marked on the listing.

3. Pay

• After confirmation you have 24 hours to pay by card, or to send a bank transfer and share proof of it. A transfer must arrive within 3 working days.
• Short stays (less than 6 months): you pay 50 % to confirm (non-refundable) and the rest at check-in.
• Long stays (6 months or more): you pay a deposit when you sign the lease, then monthly rent — usually to the owner.

4. Sign the agreement

We prepare the rental agreement. You can sign it electronically, including through WhatsApp. We need your passport details for the agreement and to report your stay to Immigration, as Thai law requires.

5. Move in

• Check-in from 15:00. We meet you, show you the home and record its condition together with you.
• For short stays, you pay the security deposit on check-in day.
• During your stay, we help with anything you need.

6. Move out

• Check-out by 11:00. We inspect the home and read the meters.
• Your deposit comes back on check-out day, less any damage or unpaid bills.

Working with an agent?

If an agent sent you homes, your agent is your contact for everything — questions, booking and payments. Your agent sees your requests on the Platform and helps you.
