Verification and documents
· Owners · For everyone
We check homes, owners and agents so that renters can book with confidence. Here is what we ask for and how we keep it safe.
Owners
What to upload: any document that proves your right to let the property, for example:
- title deed (chanote) or condominium title;
- lease agreement that allows subletting;
- management agreement with the owner;
- power of attorney from the owner;
- company documents, if the property belongs to a company.
For stays under 30 nights: your hotel licence or your non-hotel registration (acknowledgement) from the district office.
What we check: that the documents match the property and the person or company listing it. Our staff also visit the property in person before its first rental.
Renters
What we ask for: your passport (or ID) details when you book. We need them for the rental agreement and to report your stay to Immigration (the TM30 report), which Thai law requires within 24 hours of arrival for foreign guests.
Agents
What we ask for: your company name and where you work. We may ask for proof that you work as an agent.
How we keep documents safe
- Documents are private. They are never shown on the Platform; only the staff who verify them can see them.
- Ownership documents are kept while the property is listed and for 12 months after it is removed.
- Passport copies are kept for 1 year after check-out. Signed agreements are kept for 7 years, as accounting rules require.
- You can ask what we hold about you at any time: Contact us.
